Submit Work Order
You may submit a work order online.
If this is not an emergency, please review the Common Maintenance Problems: table for possible solutions: to your problem. Fill in the online Work Order form and click Submit. Our office will follow up via email if we have further questions, unless it is an emergency. Maintenance does not make appointments or call prior to their visit. You should expect a member of our maintenance team within a reasonable time period after your work order has been submitted.
COVID-19 Safety Questions; If the answer to any of the following questions is yes, please make us aware when you summit a work order so the proper safety procedures can be followed. 1) Have you or your Roommate(s) been diagnosed with COVID-19 in the last 3 weeks? 2)
- No heat during the winter
- No water at all
- Refrigerator not working
- Electrical short
If something else comes up, keep in mind that an emergency situation is something that is hazardous to health or property and can’t wait until regular office hours.

|Maintenance Problem||Possible Solutions|
|Maintenance Problem: No power in one room or certain electrical outlets are not working||Possible Solutions: Flip the breaker to on position. Push reset button on GFI receptacles (bathrooms and kitchens)|
|Maintenance Problem: Light went out||Possible Solutions: Check light bulb, Tenant is responsible for replacing light bulbs|
|Maintenance Problem: No hot water||Possible Solutions: Flip breaker, call office if this doesn’t work|
|Maintenance Problem: Stove not working or an eye on the stove doesn’t work||Possible Solutions: 1. Make sure it is plugged into the wall
2. Flip the breaker
3. On the oven, make sure the timer is not set to “ON”. (this can
cause the stove not to work properly).
|Maintenance Problem: Dryer not drying||Possible Solutions: Check the lint filter, if full, clean it|
|Maintenance Problem: Window is stuck and will not open||Possible Solutions: Take a knife and run it around the edges to loosen the paint. It’s
probably painted shut.
|Maintenance Problem: High water bill||Possible Solutions: Submit work order|
|Maintenance Problem: Heat is not working||
|Maintenance Problem: Stopped up Toilet||Possible Solutions: Keep a plunger handy. You will need it if the toilet stops up.|
|Maintenance Problem: Stopped up Sink, Tub/Shower||Possible Solutions: Use a product such as Drano. If this doesn’t work, submit a work order|
|Maintenance Problem: Leaking toilet||Possible Solutions: This could be caused by condensation…put your hand on the toilet tank or bowl to see if it is wet on the outside.|
